Why New Braunfels?

In New Braunfels, ist das leben schoen (the living is good). That is, at least, according to the increasing numbers of people who move to our little German town each year: going by the 2012 U.S. Census, we’re up 66% from the year 2000! Of course, we’re a little biased given that we live and work here (and, um, love doing so), but we think there are a number of good reasons for this explosive population growth. Below, we’ll detail the top 5. 1. Location, Location, Location

What’s true in housing real estate is true in choosing a city: location is everything. Situated right in between San Antonio and Austin, New Braunfels provides convenient access to its bigger sister cities and all of the jobs and culture that come with them. For people who prefer to live closer to beautiful rivers like the Guadalupe and Comal or to refreshing Canyon Lake, New Braunfels is the perfect mix of city and rural living. In New Braunfels, the backyards are bigger and everyone owns a grill.

2. World Class Healthcare

One of the biggest new attractions in New Braunfels is the soon to open state-of-the-art hospital, Resolute Health. Just a few minutes down the road in nearby Scherz, the construction giant Caterpillar runs a large manufacturing plant, with ample opportunities for workers at a range of ability levels. And when Resolute Health opens, it will provide good jobs not only for healthcare professionals like doctors and nurses but also for hospital admin and other staff essential for running day-to-day operations. A range of retail stores round out the employment picture, along with the local school districts and a number of small companies that have their headquarters here.

5. Distinctive Culture

As you’ve probably guessed by now, New Braunfels was founded by German settlers. This heritage shines through even today in a number of distinctive festivals and cultural experiences. Bier Gartens and German-themed restaurants and cafes abound, serving everything from Pilsner to Bratwurst. Speaking of which, the 10-day Wurstfest is a big draw for visitors from around the region every November, featuring German beers, wine, traditional costumes, music and of course, bratwurst. The levity may be on full display during festival time, but locals know a similar atmosphere can be found in dining and drinking establishments throughout the season. Combine that with many family friendly options, and it’s the perfect environment for just about everyone.

Property Tax Notice Time!
Each year, our local counties will send out notices of assessed values within their jurisdiction.  This is important to you the homeowner or investor because it can affect your holding cost on the property; sometimes greatly.  Depending on your total tax base rate, an increase of $20,000 on value could cost you an extra $500 a year. Be aware of the values assessed on your property.  If they seem high, you have rights as a taxpayer to protest the value assessed. Open House at Creekside Crossing!

The new way to apply for your home!

Today begins the roll out of our new Application process for rentals!  You will now be able to use our website to apply online via a secure web portal provided through our background check provider. The "Apply Online" link on the front page is your path to get started.  This way you can apply anywhere, anytime.  Be sure to read some of the details provided to ensure we can process your application timely.  Payment is made via credit card for $49 + applicable 3rd party fees per applicant/occupant over the age of 18. We will also no longer require an "Application Hold Deposit" when submitting an application.  The security deposit determined at approval will need to be paid to secure your right to lease a property instead. If you have any problems or questions, please don't hesitate to call!  We hope this is a great feature and service to you as we continue to try and improve.  As always, work with your agent or our staff to verify the property you want is available.

Bonjour! Everything on the Internet is true Guess what? Not everything you read on the internet is true! Just think of the State Farm® Bonjour commercial. Yes, that commercial is silly but there is truth in it. The internet is a great resource but you need to make sure you are getting your information from a reliable source.  You can find a lot of good information about real estate on the internet. Some sites report higher or lower house values, some show listings as available when they are not. This is true for sales and leasing. Realtor.com is a great reliable site to view listings for sale and for lease. The listings on realtor.com come directly from the REALTORS® that have them listed. Craigslist’s is a great place to find all kinds of items for your house and you can even find your house on it! However, every week we receive calls from prospective renters or buyers that come from stolen rental/ for sale ads placed on sites such as Craigslist. Unfortunately, some people fall prey to these scams before working with a professional.  Important tips to remember are to never send money to someone you haven’t met; don’t lease/buy the house without seeing it; verify that the person you are “talking” does in fact have the right to rent or sale the house. New Braunfels Utilities is at Stage 2 watering restrictions. NBU water customers can use a sprinkler or irrigation system one day a week based on your designated watering day, which is based on the ending number of your address as follows: 0 or 1: Monday 2 or 3: Tuesday 4 or 5: Wednesday 5 or 6: Thursday 8 or 9: Friday Please visit the NBU website for more information. As 2012 comes to a close, we reflect on the achievements Property Professionals Inc. and its employees accomplished this year to bring you the highest level of exceptional service you've come to expect. This year, agents at PPI surpassed all expectations in productive relationships with their clients, leading to their best overall year in most cases. Productive relationships create productive agents. This is what separates PPI from our competitors - we strive to develop and sustain the greatest relationships with all of our clients. Many employees went above the call of their everyday duties to bring award winning service to PPI in 2012. Executive Property Manager for Property Professionals, Alicia Hay, not only received her RMP® (Residential Management Professional) designation from NARPM® (The National Association of Residential Property Managers), but her exceptional service to our clients recently earned her Property Manager of the Year, which she was awarded in front of her professional peers at this year's New Braunfels Canyon Lake Association of REALTORS® 2012 Gala held earlier this month at Seekatz Opera House. In May, PPI's Patricia Culwell graduated from Leadership New Braunfels, the New Braunfels Chamber of Commerce's leadership development program. Leadership New Braunfels is a series of one-day sessions covering government, economic development, social needs, personal skills and other key segments of our community. The class size is limited and, each year, is selected by area businesses; public and private agencies; as well as civic and other organizations who are asked to identify and support persons within the community that possess and demonstrate leadership potential. Prime candidates for this program are those individuals who are emerging as leaders within their chosen careers and/or various community organizations and agencies. We are very proud of Patricia's fulfillment of the program, and look forward to her continued leadership within our organization. This year I received my MPM® (Master Property Manager) designation from NARPM® and had the great honor of being the national recipient of the NARPM®s Volunteer of the Year award. I feel it is important to give back to the industry you work in. Next year I will be the Past President for the local NARPM® chapter, the Chairperson for the NARPM® regional conference which will be held in Chicago, the National Communications Committee Chairperson for NARPM® and the New Braunfels Canyon Lake Association of Realtors secretary. As important as it is to give back to my industry, it is equally important for me to give back to my community. As a volunteer of the New Braunfels Rotary, I chose this year to focus on our Youth Exchange committee, where I have been assisting in exemplifying the stay of our Austrian exchange student by representing New Braunfels' unparalleled residents, culture, and community. Her visit here will surely be one she will not forget for a lifetime, and I am extremely grateful that I will be a part of the life-long memories she will make while she is here. As we close the books on 2012, everyone at PPI hopes that each of you have a Merry Christmas, Happy Holidays, and a prosperous 2013! We look forward to seeing you in the new year.
