Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
Tenants have a few options on how they can pay their rent:
- Log into their portal online or via the Appfolio App
- Pay with Echeck
- Credit or Debit Card
- Pay with Cash at a few locations with a payslip from our office
- 7 Eleven
- CVS
- Walmart
- Ace Cash Express
- At the office with a check / money order / cashiers check
Rent Processing
All rents are due at the beginning of the month and late after the 3rd.. Rent collection procedures are handled fairly and firmly. Owner proceeds are processed through accounting and are dispersed via direct deposit. In the unfortunate event where eviction is necessary, all aspects of the eviction process are handled through management – including the pursuit for lost income due to unpaid rent and damages.
Security Deposits
Security Deposits are generally based on the property rental rate and are collected after an applicant(s) is approved. Deposit monies are kept in a trust account and are used at end of tenancy to pay for damages above normal wear and tear caused by abuse or neglect. We provide tenants with itemized lists of deposit money allocation and negotiate any deposit disputes after tenancy. Pet Deposits at properties where pets are allowed are handled similarly.

TENANT SCREENING
Prospective tenants applying for rentals managed and leased by Property Professionals, Inc. are thoroughly screened with regards to employment, credit, criminal background and rental history. Each occupant 18 years of age and older is considered an applicant and is required to complete a Residential Lease Application.
MAINTENANCE
Our dedicated staff is available 24/7/365 to handle all emergency maintenance and repairs. For routine maintenance and repairs, Tenants may email, fax or mail their request to us. Screened and qualified service providers that perform repairs on properties are experienced independent contractors. Our price is your price and we pass any discounts on to you, the owner.
Accounting
Accurate and complete records are kept for each property. Owners receive a monthly accounting statement (via email) of all income and expenses, and a year-end statement along with a Form 1099 to simplify your tax preparation.
EVICTION PROTECTION
In the unfortunate event that a tenant needs to be evicted from your rental, we will shield you from the stress and re-rent the property promptly.
